We prepare lease plans and Land Registry plans for solicitors, landlords, tenants, property owners and managing agents across Dorset. They support new leases, lease renewals, transfers and other transactions where the extent of the land or premises has to be shown clearly.
Commercial lease plans cover shops, offices, industrial units, nurseries and other premises. Residential plans cover flats, houses, gardens, parking and land being transferred. Depending on the transaction, the plan might show the internal demise of a unit, external land, parking spaces, access areas, gardens or another defined part of a title.
Where we need to, we survey the site so the physical layout is drawn correctly. We then prepare the plan at a suitable scale with the instructed extent clearly marked, adding a north point, location plan, colouring or edging and whatever else the legal document needs.
A plan used with a lease or transfer has to identify the property clearly enough for the transaction. Drawing the plan is a different job from deciding what land is legally owned or what the demise should include.
We work from the instructions, title information and legal extent supplied or confirmed by you and your solicitor or conveyancer. We don't decide legal title boundaries or give legal advice, so your legal adviser should review the draft plan before it goes into the final documents.

Send us your instructions, the title information and the extent your solicitor has confirmed. We confirm the approach and send a fixed-price quote.
We survey the property, or work from existing drawings if they're reliable enough.
We prepare the plan at a suitable scale with the instructed extent marked, ready for your legal adviser to review.
Once your solicitor or conveyancer has checked the draft, we make any changes and issue the final plan.
If good source drawings already exist, we may be able to prepare the plan from them. If they're missing, out of date or unclear, we'll need to carry out a measured survey first. Your quote sets out which approach we'll take.
For a transfer of part, we can prepare the plan for a TP1, as long as you and your solicitor clearly instruct and confirm the land being transferred.
