A loft conversion adds rooms without adding to your home's footprint. Whether it works depends on the roof shape, the headroom, where the stairs go, the structure and fire safety. We prepare loft conversion drawings for homes across Bournemouth, Poole, Christchurch and Dorset.
Every roof is different. Some lofts only need rooflights. Others need a rear dormer, a hip-to-gable alteration or bigger roof changes to give enough space and headroom.
The staircase matters most. It has to connect sensibly with the floor below and meet the dimensional and fire safety requirements. We work it out early, so you don't end up with a loft plan that looks good but is hard to build.
Building Regulations are a big part of any loft conversion. The drawings have to cover structure, floor loading, roof alterations, stairs, escape routes, fire resistance, insulation and ventilation. New floor support, beams and roof changes usually need structural calculations.
We prepare the drawings and Building Regulations information within our scope and coordinate the structural engineer's details. Your builder then follows the approved design and the specialists' details.

We visit and measure the parts of the property the drawings need to show.
We draw the existing building, then develop the proposed design with you until you are happy with it.
If we act as your agent, we submit the application and answer the council's drawing queries while it is decided.

Many loft conversions fall under permitted development, but it isn't automatic. The allowed volume, roof shape, materials, position of any extensions and other conditions all count, and some homes have restricted rights. If you're relying on permitted development, a Lawful Development Certificate gives you formal confirmation. Listed buildings and some homes in sensitive locations need extra consent.
We survey and draw the existing house, develop the loft layout with you and prepare the planning or Lawful Development drawings. If the project goes ahead, we prepare the Building Regulations package and coordinate the structural engineer's information.
